Nonpublic personal information (NPI). To perform title and settlement services, we may collect sensitive financial information such as Social Security numbers, bank or loan account numbers, closing figures, and other information required to complete your real estate transaction. We treat this information as confidential and handle it as described in the GLBA Notice below.

Information collected automatically. When you visit the Site, we and our service providers may automatically collect device and usage information such as IP address, browser type, pages viewed, and the dates and times of your visits, using cookies and similar technologies.

Information from third parties. In the course of a transaction, we may receive information about you from lenders, mortgage brokers, real estate agents, other settlement parties, and public records.

2. How We Use Information

We use the information we collect to:

• provide and administer title, settlement, escrow, and closing services;
• open and service your file, and communicate with you and the other parties about your transaction;
• send you transactional and service messages, closing milestones, and post-closing information such as recording confirmations, document delivery, and reminders (for example, homestead exemption and property-tax deadlines);
• where permitted, and with your consent where required, send you relationship, informational, and promotional messages by email and text message, including news, offers, and referral requests;
• operate, maintain, and improve our Site and services;
• protect against fraud and comply with legal, regulatory, and underwriting requirements.

3. GLBA Notice (Nonpublic Personal Information)

As a provider of real estate settlement services, Premier is subject to the Gramm-Leach-Bliley Act. We collect nonpublic personal information about you from the applications and forms you or the transaction parties submit, from your transactions, and from third parties involved in your closing.

We do not sell your nonpublic personal information. We disclose it only as necessary to complete your transaction and as permitted by law, for example to underwriters, lenders, real estate agents, and other parties to your closing; to service providers who assist us; and to comply with legal or regulatory obligations. We restrict access to your nonpublic personal information to those who need it to provide services to you, and we maintain physical, electronic, and procedural safeguards designed to protect it.

4. Cookies and Analytics

Our Site uses cookies and similar technologies to operate the Site, remember your preferences, and understand how the Site is used. You can set your browser to refuse cookies or to alert you when cookies are being sent; some parts of the Site may not function properly without them.

5. Email Communications

We may send you transactional emails about your transaction and, where permitted, marketing or informational emails. Every marketing email includes an unsubscribe link and our postal address, consistent with the CAN-SPAM Act. We will continue to send transactional or legally required messages about your active transaction even if you opt out of marketing.

6. Text Messaging (SMS) Program

By providing your mobile phone number and opting in, you consent to receive text messages from Premier Title & Closing Agency related to your transaction and account, including order and closing updates, document and recording notifications, service reminders (such as homestead exemption and property-tax deadlines), and occasional relationship or promotional messages.

Consent is not a condition of purchase. Message frequency may vary. Message and data rates may apply.

Opting out. You may opt out at any time by replying STOP to any message. You will receive a one-time confirmation, and we will stop sending SMS messages to that number.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes, and no mobile information will be sold. Text-messaging originator opt-in data and consent will not be shared with any third parties.

• with service providers who perform functions on our behalf, such as hosting our Site, delivering our communications, and supporting our operations, under obligations of confidentiality;
• when required by law, regulation, or subpoena, or to protect our rights, prevent fraud, or ensure the safety of others;
• in connection with a merger, acquisition, or sale of assets, subject to this policy.

We do not sell your personal information. As stated above, mobile opt-in and consent data is never shared with third parties.
